What Is a CL100 Report?
When you have your property inspected for wood-destroying insects, the inspector's report can detail one of two things: the property has no signs of insect damage and is safe for sale, or the property has signs of insect damage and suitable repairs must be made. If the report indicates insect or fungus damage is present, the seller must conduct repairs to the property, and those repairs must be signed off by the South Carolina Department of Labor, Licensing, and Regulations to state that the issue has been resolved. This typically involves a second inspection to verify that the repairs were completed in a quality manner.
A CL100 inspection looks for damage from all of the following:
- Termites
- Carpenter ants
- Carpenter bees
- Wood-boring beetles
- Wood-destroying fungi

What Do CL100 Inspectors Look For?
A wood-destroying insect inspection is a detailed process, and CL100 inspections take things a step further. While inspectors will go through their own process, there are a few key things that the CL100 inspection form specifically requires inspectors to verify.
Inspectors will look for all of the following:
- Visible evidence of a current or previous infestation
- Any evidence of previous treatment for wood-destroying insects
- Any termites or wood-destroying fungi below the main floor of the home
- Any visible damage to wood below the main floor of the home
- The current moisture content of the wood below the main floor of the home
Not having any of these issues does not necessarily mean a property is insect-free. In fact, if an inspector finds any evidence of previous damage or insect infestations that may have already been treated, they are required to disclose that as well. If you are not the original owner of a property, there’s a chance the property may have had insect damage in the past, and you are simply not aware of it. However, previous treatments or signs of infestation do not mean that a property is unsafe and may not preclude a property from receiving its CL100 letter.
